SHSPOA was incorporated
in 1988 as a non-profit corporation whose purpose was to
acquire and maintain parks
and administer deed
restrictions of Scenic Heights Subdivision as recorded & transferred
to the Association in 1989.
Scenic Heights is a subdivision
located
at Startzville, Texas, about 25 miles northeast
of San Antonio, Texas, and about 1 1/2 miles west-southwest of the shores of Canyon lake. It was
platted into approx. 600 lots by Lakecroft Development Inc. in 1975. The area has grown to about
320 property
owners with approximately 100 residences.
This
web site is designed to be a FAIR & BALANCED communication tool for the
members of SHSPOA, so check back regularly for updates.

Assessments
are due
If
you have not already done so, please send in your dues and fill out
the
Dues Form with your payment.
Dues are
$12.00
per
year.

Realtors!
If
you are a realtor and have a listing or are showing property in Scenic
Heights, Comal County, Texas, tell your prospective buyer that Association membership is mandatory. You need to let your client know we have Deed Restrictions for all properties in Scenic Heights
Subdivision.
If you need a copy of the Restrictions
or Bylaws,
or our
Policies
and Procedures Manual, you may print them out from these links. There is a
$15.00 fee for resale
certificate and a $25.00 transfer fee for transfer of Title from any lot
owner to a
new owner.
Attention
Builders!
If
you are a builder and have plans to build or remodel in Scenic
Heights, Comal County, Texas advise your customer there are restrictions
in the subdivision. Our restrictions are not strict or overly
burdensome so, Please,
submit plans and a site map before construction begins to avoid all the
unpleasant events and social contention among members that results from
dealing with violations of the restrictive covenants post
construction. Requests for variances should be submitted in
writing before major expense is incurred or construction begins.

Canyon Lake
Canyon
Lake, on the Guadalupe River in Comal County, Texas, was built by the
army corps of engineers for flood
control. It is a great lake for fishing and skiing. The water is some of the
clearest lake water in Texas.
Canyon
Lake was completed in 1964. It's approximately 8,240 acres in surface
area, and one of the deepest and most scenic lakes in Texas. With 81
miles of shoreline and an average depth of 43-feet, with areas over
125-feet deep. Volume is 320,000+ acre feet.
What a great place to be!
